How to Use This Maintenance Checklist
Preventative maintenance saves homeowners thousands of dollars over the lifetime of a property. Rather than viewing maintenance as an overwhelming chore, break it down by your home's mechanical zones.
1. HVAC & Air Quality Checklist
- Air Filter Inspection: Check monthly; replace 1-inch filters every 30–60 days or 4-inch media filters every 6–12 months.
- Outdoor Condenser Clearance: Keep at least 2 feet of clear space around the outdoor AC unit; trim encroaching shrubs and clear leaf buildup.
- Condensate Drain Line: Pour 1 cup of distilled white vinegar down the AC condensate line every spring to prevent algae clogs that cause indoor water overflow.
- Biannual Professional Tune-Up: Schedule AC service in the spring and furnace inspection in late autumn. (See our HVAC Maintenance Guide).
2. Plumbing & Water Systems Checklist
- Main Water Shutoff Valve: Test the valve once a year to ensure it doesn't seize. Make sure every family member knows where it is located.
- Water Heater Tank Flush: Drain a few gallons from the bottom drain valve annually to clear sediment and maintain heating efficiency. (Read our Water Heater Guide).
- Washing Machine Hose Check: Inspect rubber hoses for cracks, bulges, or brittleness; replace with braided stainless steel hoses every 5 years.
- Sump Pump & Float Switch: Test the pump every spring by pouring water into the sump pit to confirm it ejects water away from the foundation.
- Toilet Flapper & Fill Valve: Add food coloring to the tank; if color seeps into the bowl without flushing, replace the worn rubber flapper.
3. Roof, Gutters & Exterior Shell
- Gutter Cleaning: Clear gutters in late spring and late autumn. Ensure downspout extensions route water at least 5 feet from foundation walls. (See our Gutter Cleaning Guide).
- Roof Visual Inspection: Check from ground level using binoculars for missing, curling, or cracked shingles and damaged chimney flashing. (Check our Roof Lifespan Guide).
- Exterior Caulk & Siding: Inspect caulk lines around window casings, door frames, and siding joints. Re-caulk deteriorating seals with exterior-grade sealant.
- Tree Limb Clearance: Trim tree branches back at least 6 to 10 feet from the roofline to prevent shingle damage and keep rodents off the roof.
4. Safety Systems & Appliances
- Smoke & CO Detectors: Test monthly. Replace backup batteries twice a year. Replace detector units completely every 10 years (look for the manufacture date stamped on the back).
- Dryer Duct De-linting: Vacuum out the rigid dryer exhaust duct from dryer to outside damper annually to prevent dryer fires.
- Refrigerator Condenser Coils: Clean lint and pet hair from coils every 6 months to reduce electricity consumption and extend compressor life.
- GFCI Outlets: Press the 'Test' and 'Reset' buttons on all kitchen, bathroom, and outdoor electrical outlets to confirm circuit interruption works.
